Direct Freehold Ownership
Under the Condominium Act B.E. 2522 (1979), foreigners can own condominium units outright in their own name — no company structure required.
49% Foreign Quota
Up to 49% of the total registrable area of any condominium project can be foreign-owned. The remaining 51% must be Thai-owned. Check quota availability before purchase.
Full Title Deed
Foreign condo owners receive a full Chanote (title deed) registered at the Land Department. This is the strongest form of property ownership in Thailand.
Inheritable & Transferable
Freehold condo ownership can be inherited by your heirs and transferred to other foreign nationals, subject to the 49% quota not being exceeded.
